OK.....take a step forward....you allow them to take 100-150mm of your space.....then 2 years down the road they renovation works done and install another drain/outfall that will petrude a min of another 100mm..........so now they encroach on your space by quarter of a metre....HHmmmmmm .....so where is this going to stop ? deny them access except for maintenance.. just looking at your pic is that your gate ? if it is and it has been there for more than 12 years you have by default staked your line the gate frame is on the left and right ? if it is ..then surely the right hand side against their wall is technically your staked boundary line.......... if i lived there and next door started to pull a stunt like that ...i would really get out of my pram......i dont even live there and i am annoyed for you !!

That is funny....were they given a crime number...........when they turn up to drive the 90 away and found that most of it was missing...do they have to phone the police....and how long if they did so did it take them to turn up ?

several people have mentioned Eley Impax............you can still get them ...i know a lot of boys who like em for the partridges...........personally i wouldnt give them house room....ive used them several times but never figured out why they dont work for me ....
