  4. Proper resin joints or renew the cable. Depending on difficulty of renewing I'd suggest that at preferable but a single joint in a small armoured cable is not a problem, assuming its done correctly. Edd

    Cocker pup

    Have a friend looking to get a cocker pup within the next few months. Not wanting to pay stupid money and not interested in papers as long as its well bred. If anyone knows of anyone planning a litter I would appreciate being put in contact. Thanks. Edd
  6. I have a .22 r10 doing 36ftlb and it's awesome. Unfortunately it doesn't belong to me. It's been sorted by Bowkett and really is as smooth and accurate as you could hope for. Custom barrel and shroud and could easily do more than 36ftlb if needed. I think you could achieve more the 19 from the short barrel but might take a lot of trial and error to get accuracy. I'd think that you'd be better off with a longer barrel to get mid 20's or more. I do like a good r10 but still prefer a super10. Edd

  8. It's surprising how far £50 in a taxi will get you. I was in Cardiff last night and 20 odd mile journey home was £50. There are plenty of reasonably priced hotels etc within 20 miles, even for a busy event. Depending on budget the Celtic Manor is OK but pricey, Parkway Hotel Cwmbran is fine and cheaper, St David's, several travel lodge type places. Plenty to choose from. Edd
  9. Ain't that the truth!! As I mentioned earlier in the thread I remember sat listening in almost disbelief, a radio 2 discussion about removing the section 21 notice as it was unfair on tenants. For those that don't know s21 is giving a tenant notice to quit through no fault. For example if you want to sell, if you want to move in yourself, of you want to put a family member in the property, if your tenant tells you they can't or won't pay an increased rent. No reason you can give would allow a s21 notice. You as a landlord are entirely reliant on the tenant agreeing to leave, because that's what's fair. I was listening to all of the sob stories about how families had been in the same house for 2, 5, 10 years but now their landlord had given them notice to leave but they couldn't find anywhere, usually because they couldn't afford what was available. That just explains that what they are currently paying is below market value and the landlord is losing out on income. The government (councils) sold off all of the property they owned and now that private landlords are needed more than ever they are trying to screw them.   12. Just spent the weekend in Cornwall and was chatting about the very same thing. My mate has bought a restaurant and is living between a static caravan (on a proper site) and a motor home while he gets everything on track. He said there is a huge shortage of rentals (decent or otherwise) and its expensive to buy anything if he can even find it. Here in Wales there are new rules and regulations all the time, most recently 6 months notice and a scheme to try to remove the section 21 notice basically meaning that you can never give tenants notice because you want to, only for breaches of agreement. I know there have been some bad landlords but there are more bad tenants and now everything is tilted in their favour and against the landlord, even when they do things properly. Edd
  13. 2 good posts above. Using an agent is a decision you'll have to weigh up. I've been on both sides and am currently leaning towards using an agent. I've always managed my own property and have managed for others and thought that it was money for old rope and I've also done plenty of work for agents on properties that they managed again thinking that it was easy money. But lately I've considered using an agent who is offering me 10% fee for portfolio (15% for less than 5 properties) buy offering guaranteed rent. I'm trying to be retired (not doing too well at that) and just can't be bothered with the work involved in managing tenants. The agents get top rent meaning that their fee is actually less out of my pocket. I still get the option to do any of the maintenance too so if I feel like it I just get it done or if I can't be bothered I give them the go ahead to do what's needed. 10% as a pound note figure looks like a lot to lose each month but overall I think its going to be sensible for me, OP would need to weigh it up. I've been doing it for 25 years and have had the good and the bed but I know what to expect and have never relied on the income, jndeed at times I had to top up the rent to pay the mortgages but I was working and able to cope. 25 years since the 1st one and with mortgages paid off and other properties bought cash then the income is enough to live, not a fortune but enough if I'm sensible. To the OP, don't get into it if you are going to rely on it. It's a good supplementary income if you have spare cash yo set it up and plan it properly and don't mind the work at times. Or it's a good long term savings plan if you do repayment and just forget about the income for as long as possible. It's not all doom and gloom but it's certainly not easy. Edd Not in all cases.   14. My advice would be don't bother. This from the man that bought another last week. Rent is crazy at the moment, I have people ask me for houses every day and there are never any empty and the amount of rent achieved blows my mind. But that's the market and its what people have to pay. Had a nightmare tenant last year that cost me several thousand pounds to get out as they just decided to stop paying and refused to move out. But now I'm 6 or 8 months into a new tenancy agreement and the only thing I've heard from the new tenant is that they've dropped the rent off in cash to my office, every month. 2 others at the same time just refused to leave as that's what the council advised them. I often say that the government would climb over 20 virgins to screw a landlord. Consider stamp duty, 25% deposit for BTL, landlord licence, gas and electrical certificates, general maintenance and repairs and things like carpets when tenants leave, tax, capital gains if you sell, paying to file that tax return....plus other costs. If it goes well it can still be OK. I make a living at it. But be prepared for the costs and losses, if you can survive that occasionally then it can be a decent way to save for the future. Edd

  19. The silhouette and style both come in a synthetic stock, one being blued and tother stainless. Don't recall ever seeing an option on a new one for stainless with wooden stock but it looks well and is cheap. Edd
