Hello all,

 

I am toying with making an offer on a small piece of woodland near me.

it is approx 2 acres.

The woodland is semi mature beech.

It has road access.

its a bit run down , and will require new fencing to full surround.

it is currently part of a larger plot 31 1/2 acres, but it has the whole or lots option.

 

The question is , how much to offer ?

I'm in the market for a bit myself. The smaller the plot the bigger the price as per the general retail rule. Goes for between 7 and 12k down here but there are usually loads of caveats as to how much you can fell and land use etc. I just want some Chestnut coppice, 5 acres will do. Checkout Woodlands.co.uk for a taste of whats in your area.

I've been looking at woodland for years and it is a sound investment.

 

In my experience web sites advertising woodland for sale tend to be very expensive and you should be looking at approx £10 k per acre from them. They do tend to have some nice woods but there is not a vast amount of choice.

 

My preference is the good old fashioned property paper as estate agents often have either parcels of land or woodland for sale. Occasionally they have land for sale which they do not advertise.

 

I have currently got my eye on a small plot of just over 2 acres for a mere £5 k and will be looking at it over the weekend if I get any time.

 

I would simply ask about especially at the estate agents.

Hi around here 6k per acre is the asking price , many lots do not sell for that , cheers

I have also been looking for a piece of woodland. I have a few fields here and there which go for anouther 10k acre Upto about 10 acres then the price drops.

 

Woodland a bit cheap but rare around here. I do know of a 26 acre patch a steep valley 2 acre field the rest mature woodland but a bit out of my price range i was offered it at £90k. Good price but to big for me.

Out of interest what would you do with 2 acres of woodland? Other than pottering around with an air rifle is there much you could do with it?

A number of the specialists sellers, especially "woodlands.co.uk", impose covenants restricting use for shooting as part of their standard contract of sale. Be aware if you are purchasing to shoot there.

 

They do that if you are buying a small part of a larger wood, if your wood is "stand-alone" they won't insist on conditions.

I'm afraid they do, hence why I put "standard contract of sale" (a stock document that is used with only amendments to the who and where aspects).

Not to far from Blackwater quite near the Chivvy Arms pub. Its not on the market, i have used it to train my dog and use it for a bit of bushcraft and rough camping under the stars. I was taking to the owner who i bought a field from and he knows i want some woodland and offered it to me.

As I see it first free fire wood second somewhere to shoot third its a safe place to invest your money at a time when banks are not to be trusted and interest is rubbish.

 

I was browsing the woodlands.co.uk site which has tons of information on it. I had never every consider doing something like that but It actually quite appeals to me now. Somewhere out of the way you can take the tent and chill out. You can even put a small shed on it to store tools and equipment in.

 

They have some nice little plots on there. £10K/acre seems to the the going rate for smallish plots.

 

I won't do anything about it though. I am far too dull.

I think woodlands.co.uk over value most of their woods online.
