manc-munsters
Hi All, I have been asked to tender for shooting rights on some land in Cumbria The land consists of just short of 1000 acres and includes 400 acres of woodland. it does NOT include stalking of deer As I have never had to pay for shooting rights before, I am at a loss as to what to put in my bid Can anyone give me an idea of what is the going rate either in ££ per acre, or as a total amount? Hope someone can help as this is top quality land and I wouldn't like to lose it by under valuing it or end up stripping myself to the bone to gain it Russ
cubix
£1.50 - £3.00 an acre with deer. But without deer? what's left to shoot! woodies, rabbits, foxes. Very strange one to call. You can also bet that you'll not get on with the stalkers.

manc-munsters
Yep, basically everything except the deer. Rabbit, Pigeon, Pheasant, Partridge, Fox and Wild Fowl are all listed on the agreement. I already know some of the stalkers and get along with them fine. In fact, a couple of them have expressed an interest in swapping some days So, if "with deer" would be on average of £2 an acre, would "without deer" be less than £1 an acre? cubix
If they have the rights divided so, then they sound a bit slick, maybe tooooo slick hmmmmm.... You need to make sure those animals are actually there in numbers to make it worth your while. With game season restrictions you might not have lot to shoot at for much of the time. If the owners want a doe cull done, that will run right through the game season - you may get on with the stalkers, but not when they're stalking! No pheasant put down? wild ones are very hard to get as they develop survival skills. Same with grouse, duck, and even woodland woodies are not that easy to get. I'd give them 200 to rough shoot whenever I want, all year, but I'd expect other people to be on there as well and I'd be prepared to not find much. They may be expecting a syndicate to come in run it on a more commercial/managed shoot basis with birds laid down - in which case the price goes up. Browning GTS
A mate of mine is just finalising rights over 400 acres of woodland in the Cotswolds it cost him £500. That is mainly for deer but does include all the normal
