Marcus
Due to a change in circumstances I am selling my property in Bulgaria. Its advertised elsewhere, thought I would put some details here to just in for extra exposure Its a traditional Bulgarian House situated in the village of Orizare, 10k from the Black Sea Coast (Near Nessebar / Sunny Beach, Bourgas Region) Details of House + Land for Sale Large Plot 1500 m2 (end plot in quiet street) House Size 150 m2 (in need of renovation) 5 Rooms Covered Patio Area Large Cellar Out Buildings Off Street Parking Vine Yard Well Fruit Trees Veg Plot The quiet village of Orizare is part of Nessebar Municipality, Bourgas (Burgas) District, South-East Bulgaria. Orizare is 12km from the main resort of Sunny Beach and Nessebar, far enough away for peace and quiet, yet close enough to sample what the resorts have to offer. The village has, over the last 4 / 5 years benefited from the influx of investment from overseas buyers. Many properties have been renovated, and are owned by British, most are second homes, a number have decided to make it their main home and now live in Orizare permanently, where a small and friendly community has built up. The village has a number of small shops, a Post Office and a "Pub" Just outside the village there is a big reservoir, Ideal for walks, picnics and free fishing. I have fished the lake myself on a number of occasions, Its a lovely setting. There are other lakes available to fish in the area on payment of a small charge. The land is Regulated, which means you are allowed to build on it. Un-regulated land is cheap by comparison, and until you have applied for a change of use, which is not guaranteed, time consuming and costly, you will not be allowed to build on it. The buyer will have many options on how to develope the site. It is a very large plot, room for 3 large luxury homes with swimming pools on their own good size plots. Water and Electric services are currently supplied to the plot, paid for and upto date along with local taxes. Purchase Assistance - Knowing who to use and trust and what needs to be done can be a daunting experience when buying in Bulgaria. I am able to assist the buyer with the purchase by putting you in touch with trusted contacts that I have used over the years (and still use) if needed with Company formation, solicitors and translators. The property is currently being advertised at 65,000€ (£55,000) with my agent in Nessebar. If you would like further information please send me a PM - I am open to offers for a quick sale Thanks Edited July 24, 2009 by Marcus
