    That was what I did in four rooms at this current house we are in. Three rooms were gloss over wood chip, one room VARNISH over wood chip.

    There is a big chance you will not need Planning Permission for an extension as it will likely be automatically granted under Permitted Development.

    Goretex isn't GORE-TEX (trademark). GORE-TEX is 100% waterproof and breathable. I've worn golf over-trousers made of GORE-TEX while fishing, sitting for hours in the rain.     I have shot and stalked all over the UK in all weathers, fished offshore in worse, walked the dog many times in horizontal rain, climbed Scaffel pike, Snowdon, Ben Nevis and many more - plus spent many years in W Africa and Florida where, when it rains, it can physically hurt you - and I have never been let down once by anything GORE-TEX.

    Lightweight stuff is either Berghaus Paclite or North Face.

    Mid-weight stuff is Schoffel and some Musto.

    Heavyweight stuff is all Musto - which I have crawled through flowing ditches and streams in. 

    All footwear is Miendl

    None of these items are cheap to buy but several items are well over 20 years old so what is "cheap"? All are washed once a year with the 2 stage NikWax stuff and all are always hung on hangers with breathable space around them. Boots are regularly waxed.

    Overall, the cost of ownership is tiny.

    The old one averages about 30mpg - but it's only doing 4-5k a year now, so it doesn't matter. I've got my BMW diesel for commuting, etc.

    Newer ones are better on the economy - 6 speed box as opposed to 5 speed. 

    Don't even think about an auto. The CVT gearbox is hateful

    I have a 2005 Forester XT auto. Had it from new. Near 120K miles on it now. The auto box is great. No major issues and never let me down. It is now my shooting truck as SWMBO got fed up with dog hairs on her frock so bought a new one - 2017/18 Forester XT with CVT gearbox and 3 mode switching. Best all round car I have ever owned. MPG? = Miles Per Grin.

    Great off road and on road cars.

    Osprey, Osprey. Osprey.

    We have lashed osprey dry bags to the outside of charter vessels and still the contents were dry.

    Anyone know why that might be? Maybe a TV setting wrong?
