By that description, I'm assuming that your daughters bathroom party wall is above the neighbours kitchen wall ? If yes, is there an extract in the neighbours kitchen wall inside the walk through?

If, as you say, the external walls are of cavity construction, could there be foul air passing up that cavity and filtering through that way ?

TBH, it does sound like a drain issue, but you did say the 'smell' started again when the neighbours came home. If drains were the issue, surely the smell would be there constantly ?

Cooking smells would be more sporadic 🤔

hello, good advice also, if the neighbours had been away so not using the toilets could be why no smell until now, it does seem like the sewage pipe , may be  blockage internal or leaking from seals, my son had the same and it was the property above pipe seal that went into the cavity dripping through the ceiling, he cannot wait to move !!!!!!, strange not finding any manhole cover to the sewage pipe system out side,

The block of six has a semi on each end and the four middle houses are terraced. The second and third (the neighbour and my daughter) have an entry at ground level going straight through to the back garden. The neighbour’s bedroom is partly over the entry an the front of the house  and my daughters bathroom is over the entry at the back. So the dividing wall upstairs  is not a straight wall, it goes back to front, then left to right then back to front again. The front and rear walls are cavity, but I think the dividing walls are 9” solid. I can’t see a manhole anywhere, not in my daughters or the neighbours, from looking over the fence.

hello, ok are the properties leasehold or free hold

Yeah,  the bathroom party wall is over the neighbours kitchen wall. Good point about the extractor, I’ll get my son in law to check. I’ll get him to check the ceiling of the entry as well, it’s lath and plaster from what I can remember, I wonder if there’s any damage to it.

Pre-war, I think, possibly just after.

I've seen internal extracts put in by 'builders' 🤔 that have only been vented into a cavity ! Could be that in your case 😕

Looking forward to seeing what the cause really is 🙁

There’s a clay pipe about 2 feet down running behind my daughters house, probably goes behind all six in the block. I found it when digging a soakaway for the combi boiler. I assume that’s the sewer pipe although I’m surprised there’s no inspection cover or Roding access. Unless it’s been paved over.

Yeah, funny that next door’s has been paved over as well, although I should go round and have a proper look.
