I’ll get him to check the ceiling of the entry as well, it’s lath and plaster from what I can remember, I wonder if there’s any damage to it. I've seen internal extracts put in by 'builders' 🤔 that have only been vented into a cavity ! I found it when digging a soakaway for the combi boiler. I assume that’s the sewer pipe although I’m surprised there’s no inspection cover or Roding access. Unless it’s been paved over.
