  1. Hi, I'm looking for quad bike insurance and I'm not sure which companies offer it and also what sort of prices I would expect to pay. It's a honda 350 - 1999, for domestic use only - to be used on private land, not modified or road legal to be kept in a secure private garage at home. If anyone has any companies or advice, it would be much appreciated, cheers, Jamesshot.
  2. We have buy-to-let properties. I have learnt the hard way but you may as well enjoy the experience it has brought!! 1. Join your nearest local landlords association - ours has been invaluable. We have hundreds of members which brings a lot of mutual protection - They have things like a 'previous tennants' list' - which names 'difficult' tennants and If the local council tries to impose a new rules/red tape etc we have a barrister which represents us all, as a collective you have much more power and it doesn't cost you anything - the money is taken out of the association kitty. We have won on several occasions. You also get to know about new products available, discounts with local companies etc. Our membership £125 per year. 2. DSS tennants can be a good thing - I am very keen to rent to single mothers. They are responsible and want a roof over their kid's heads and so almost always pay on time. They also want stability and a clean home for their children. The houses i have single mothers in are immaculate 3. Always look for stable jobs - unfortunately canvassers, chefs and taxi drivers can be very transient fields and can allow people to do a runner very easily and without trace 4. If you want the contact for the insurance company I use which has been dirt cheap, PM me - god forbid I am accused of spamming again and nearly get chucked off the forum!! 5. Pets - I always take a £50 non-returnable bond if the tennant has a cat - this is to pay for de-fleaing the property once they leave. For dogs it's £250 but will be returned providing there has been no damage or wear caused by the dog. And yes I am fair before you all start!! 6. Maybe unfair but I am unlikely to rent to young couples who are moving in to together for the first time - it often ends in tears unfortunately!! PM me if any other advice is needed, cheers, Jamesshot
  3. Keep going LG, you're doing really well. It's not easy I know - I have a sister with severe disabilities and behavioral difficulties and we have some very difficult days. It's far better that you're honest when you're fed up, pretending to be ok only brings future problems. You're never on you're own. You should be very proud of Chris - he has coped with such a lot and admirably by the sounds of things. All the best mate - to you, Chris and your girlfriend, who sounds like a gem.
  4. The newest meaning of the phrase 'BOGOF' - Bagged One Got one Free!
  5. Sounds daft, but I call house/business clearance companies and tell them what I'm looking for (in this case unusual shaped pieces of mirror - it's for my garden, don't ask) and I normally get a call every couple of weeks. I'm 'registered' with a few, after a while, they know what I'm looking for and they know they've got a sale. Hope this helps
  6. My tip for the best gravy - add some of the Yorkshire pudding batter to your gravy. It sounds awful but its a fabulous thickener and the gravy tastes AMAZING!
