Hi - just wanted to pick a few brains - i have a local farmer who has a number of fields some are on their own ie away from the main block of land. One such field floods and is wet, he has tried to rent it to other farmers but they only seem to rent it for a sesason (probably due to being wet). The last 2 years the landowner has put it down to barley, this year only managed to combine about a quarter of it. He has tried to sell the field but had no takers. I cant afford to buy the 16 acre field but have now come up with the bright idea of trying to buy the sporting rights for the field - my question is what would the sporting rights be worth and what would a decent offer be?. Any comments or ideas wecome. As a matter of interest in general what do sporting rights cost to buy as opposed to rent.? - thanks - atb

One of my permissions has just lost around 4 acres for a bypass this was part of a compulsory purchase order, they gave the owner 6k per acre ( so he said ) so I would think no more than this with the land been unusable, but if you no him approach him and appeal to his better nature.....

Is the farmer unwilling for you to shoot the field for free? I'm struggling to see why you want to spend money on16 acres of waterlogged field that could be left fallow or used for lindseed at any time. What would you want to shoot there in an ideal world?

 

Ultimately you would have to decide what it is worth to you and then put the offer forward.

i may be biost but youd be better of putting the cash towards paid shooting days atleast your going to somewhere that has bird/rabbits wotever ,,,unless the farmer lets you shoot it for free id keep the cash in my pocket ,ask the farmer he may just say fill your boots and if he does just drop him a hamper or somthing come xmas

The problem with shooting rights is

1 the cash it could be peanuts or a huge chunckmof change.

2 once the farmer sellers the rights there is no telling what happens as you can sell it on or have 100 guys a day on it. No control.

 

I know farmers that sell land like my father and keep the sporting rights for a reason, they can be rented. I was with a guy stalking the other week 10 syndicate members on a 1000 acre wood £25,000 per year just for the deer it was also rented on a separate agreement for a game and rough shoot. The I was told the wood went out for tender every 3 years, so the highest bidder gets it.

 

If your not paying I would carry on as you are

The previous posters have summed it up it depends wot it is worth to u. I take it ur shooting it for free at the moment, if so why try to change it.

 

Can't really see the point in buying the rights for a 16ac field, wot if he spends a bit off money and drains it and puts it too grass be virtually worthless for shooting.

 

To rent sporting rights could be anything from free to £10+ per acre, deer may be included or added on, also check rabbits and foxes, pigeons are included. Often they are not included in sporting rights so a farmer could still let others on to shoot them if u bough the sporting rights

I think with commercial property there is some sort of link between annual rent and price to buy (i thougt 10% was the rent) but i could be well wrong with that.

for grass let in my area ur around £100ish per acre and would probably be around £4k per acre ish to buy. Doesn't really help u thou
