I dont think there is plans lodged cos as you say no one has been informed, but they are very devious as nobody knew it was up for sale in the first place and negotiations had been going on for a year before it was purchased and the first anybody knew of it was when the letter fell through the door saying you have a new landlord.

stinks mate I know, I must admit I am surprised that the tenant farmer leases don't give them longer term security? Have they been served notice to quit their tenancies? Little point in kicking your shoot off now if the farmers are to be there for X years and the new owners don't have a planning consent.

Do the new owners want to shoot the ground themselves? Or are they planning to commercialise it?

They originally said they wanted to develope the shooting themselves(whatever that means)commercial or for themselves i am not sure, but it became apparent at this meeting that they didnt want shooting on the land at all!?They were not the ones who came up with the golf club,we have found this out from the chap who owns the mansion house that he has been approached by them to sell the house as they want it for the base for the new golf club they are building on our shoot!!So you see, everything is being done covert as it were and nobody is being told the full picture.

There could be more rumours here than anything else, especially the golf club story to the owner of the big house when you consider what I have said in previous posts re timescales, planning etc.

Sounds more like they want to keep the shooting to themselves or at least have the facility to say they have "a shooting estate in the country" to which they can bring their mates who don't know any better hence they want your syndicate off (although with no shoot management they're have ****** all to write about).

Back to a point made previously, if the tenant farmers have not been served notice (and ask them to check the terms of their tenancies for notice periods and tenancy long stops) I just can't see a golf club being the plan.

I know none of this conjecture helps you mate, sorry.

Would their old tenancy agreements still be in force under the new owners?Or can the new owners serve new agreements on them?

I'm in Scotland and I'm no lawyer, English law is different but as far as I am aware a sitting tenant with a lease is virtually untouchable unless the terms of their lease/tenancy have made special provision for a change of ownership. Worth £20 a head from your syndicate for an hour of a lawyer's time to check it out. Good luck.

The last week on this shoot(ever)went well,we had 6 beaters days so too speak,1 official one and then a free for all for all the beaters, go where and when you wantI had 2 walk about days and 1 quad day with rifle. In total another 88 pheasants and three deer were accounted for. This gave us a return of 63% on our pheasants put down which is very acceptable i think. The new landlord has specified no shooting whatsoever is to take place on this land now.The farmers were hoping to keep the vermin shooting but they have said any vermin will be controled by them(will waite and see)

The good news is we have found 800 acres available about 10 mile away for rent for a very modest sum,it has all the components of a good shoot and even has a stretch of river running through it,so it looks promising and for me it is great as i can almost see it from my house. So i would like to take this opportunity to give a huge two fingered salute to the 2 ***** that stole our original shoot!!!
