Have both pots got the same amount of rotation ? if they are different then obviously the track in the pot is different length which will effect how it works can you fit each pot into wherever it goes and then measure the voltage at the wiper when operating it then you can compare the two

You will need a capacitor with a 240v motor it should tell you what size on the sticker on the motor

It’s at possible that you could have damaged the sensor output with the relay you have have you a voltmeter so you can check you have 12v at the sensor output

You could just use a Buzzer that requires less than 50ma then there is no need for the relay
