Finding a stalking/rough shooting lease

A question, how realistic is this?

 

A mate and I have been considering the possibility of leasing the shooting rights on a small to medium piece of woodland/farmland where we can stalk and possibly do some walked up rough shooting.

 

Although we are on a budget, we are prepared to pay a fair price. We are not looking for unpaid "permission", but a formal lease of exclusive shooting rights, renewable every couple of years (or whatever is the norm for such agreements).

 

Size wise it really depends on the ground, but I imagine anywhere between 100-300 acres (ish). Ideally in Gloucestershire, but we would consider traveling to neighbouring counties for the right piece of land.

 

Woodland holding deer would be the prime requisite, but of course we want everything! So some arable as well where we could decoy and rough shoot would be nice, but not a deal breaker.

 

Is this a pipe dream? If not, how do you go about finding it? I've been looking on guns on pegs, but nothing like this ever seems to come up.

 

If we were lucky enough to find something like this, roughly how much would we expect to pay?

Im looking for much the same thing, in suffolk/cambs/Norfolk. Land for several of us to start a walk one stand one syndicate, I think it is achievable, shoots fold up and change hands all the time through lack of funds etc. But i think you have to be in the right place at the right time to hear about them as the lease is never empty for long

I would imagine u'd be better of looking on local land agents/forestry managent companies and try to get on there mailing list for sporting leases.

Would imagine most estates will deal throu a land agents althou many will also do it direct so ppossibly write a letter/call in to local estates offices and try to get the score.

 

While anything on guns on pegs or advertised widely (back of shooting times) will go for crazy money esp so in england if it includes stalking rights, if u can get it direct from estate or throu land agent afore it is widely advertised u mght get in at a norma price

 

Good luck but some folk have more money than sense, i lost out on some adjoining land to the shoot i run, went for over 6 times wot i offered purely for gundog training as not really vaible to run a shoot on it, farmers never ever seen them :whistling:

We looked into the stalking thing years ago, the answer then as I am sure it is now, was that land holding enough deer would cost quite a lot to lease.

The problem you then have is people who have paid a lot, expect a lot in return and the land gets shot out.

 

I would be interested to hear if anyone has done this and is happy with the balance of price and what they consider is a fair return?

Thanks for the input all, and for managing my expectations! As we wouldn't be looking to shoot a lot of deer I was perhaps Naïvely hoping we might be able to negotiate something on a smaller lease, that someone with a fat wallet who wanted to shoot dozens might overlook or turn his nose up at.

I think it just depends on ur deal, plenty of folk will be in syndicates and have stalking at resonable rates its just being lucky enough to find them, like i said anything widely advertised will go for silly money.

Althou i'm in a wee stalking syndicate were we were no where near the top price offered but leasee got it as a local lad that could do the job properly

 

There will be some ot there, just got to keep looking or be lucky to get reccommended by the outgoing leasee, but i would say direct to estate or land agent will give u the baest chance
