If both the rads and hot water are only getting warm I'd check the primary thermistor first. Simple ohms reading should tell you if it is behaving or not. Most thermistors offer more resistence when they get warmer. Baxi should be able to tell you what perameters you can expect.

As a rule of thumb, if the water is only getting hot when the heating is on and only warm when the heating is off then I'd be inclined to look at the diverter valve.

It always makes me laugh though. People expect boilers to last for years (not aimed specifically at the OP but just from my own experience) and don't tend to get them serviced yet they will quite happily pay £XXXX for a new car every few years and have them serviced regularly. It's a strange relationship folk have towards their boilers.

I'm thinking diverter valve now after a bit of reading. Baxi do a device kit so there's a start. For the sake of £8 got the thermostat and it has to come out for the valve to be serviced then no lose really.

I'm thinking there might be crud in the filters as well. I emptied the spiravent and magnaclean and they were rather dirty.

I had a Rad moved in the summer. All rads isolated so just the drops one one Rad drained. Once the system was refilled and vented it started to make a different noise. Nothing bad just you get tuned into what things sound like and after refill it was different.

Something else I have just noticed, top air vent has been weeping so looked at the one on the pump, that also is leaked. The top one has no screw in plug.

OK, so anyone near here want to service my boiler, lol

2 years ago done last but chaps not around no more.

It's baxi duo-tec 28

Install 2009

Full flush, twice and didn't do properly first time.

No error codes showing.
