  1. The decoration problem - we filled an inventory in when we moved in and they handed it back to us saying it was too detailed and they wouldn't accept it as it would take too long to type up. Again, I have a copy of what we filled in. Money was through My Deposits - I suspect it's with the letting agents. I've put a call in to ask - one concern is that I go to court, pay some money (whatever percentage court decides on) and then I still don't have the deposit money back. I then need to take landlady or letting agent to court to agree money being paid back? It was a self contained property, a converted barn. I paid council tax on it, when we moved in we where told electricity was metered through son's property - that was in a locked area we couldn't get to. As stated, no issues with paying it, I just think it's fair to see the original bill they're basing the costs on. Water costs where never mentioned until we moved out. Tenancy agreement is standard - i.e. setup as if we where getting electricity and water from main operators. Landlord (lady) lived about 100 miles away and left the son to deal with the property - any concerns, repairs, key handovers, inventory etc etc all went through him. Call her on a couple of things and she refused to help stating son dealt with it all - although he's no names on the tenancy agreement at all. I'm assuming by their actions and behaviours he will be seen as an agent for her.
  2. Hi Alex - exactly what I did, I've got the email saying that I would like the original bills and then happy to sort. I've spoken to the deposits company who say they don't have the deposit so I've very confused as to how I can be sued for money that she already has in her bank!
  3. Hi, Has anyone been through anything similar to this before please? Was renting a property last year into the start of this year (Tenancy ended in February) and moved out in December leaving a co-tenant there. Issued notice, no problem leaving, out on time etc etc. Landlord then claimed the entire deposit off us - 2 separate parts. 1 - utilities outstanding. Water and Electric - both where supplied to the property via the son-in-laws property. Electric was metered on a sub meter that we had no access to so couldn't check it. I've replied to the landlord stating I wanted to see the original bills to check the unit costs and standing charge was fairly split over to us - no reply. Same on water and sewage charge. 2 - Damage to property - claiming £300 for wall painting (paint and labour) when the inventory they refused to accept as we moved in stated the walls where in poor condition and needed painting. Other parts are claims for carpet washing (pets) which I'm happy to accept and think are fair. I'm not against paying #1 but want the evidence to back it up. So, having disputed over email and getting no reply I've had a small claims court letter come through for the full deposit + court costs. But I don't have the money? She has the deposit already!?! The court case is against me only as the other tenant is now in Scotland so can't be easily claimed against. Questions I guess are - what are peoples overall thoughts? Seems daft that I asked for a look at the actual electric bill rather than just being told my cost was £400 for electric and water and that they won't show it? Can someone legally "sub-charge" for electric, water and sewage? Concerned I'll get a CCJ but I understand if I pay it immediately (within 28 days) then I don't get a CCJ? If she's already got the money even if I loose entirely I only owe £60 so not really an issue if that CCJ thing is true? Would appreciate thoughts? I was slow going to the deposit company and logging a dispute but thought we where discussing and sorting it out amicably. I've acknowledged to the court that I've had the letter which extends my time to prepare a defence - the landlady has put that she will send details to me within 14 days and I only had 14 days to reply (!?!) so I've had to extend it. Anyone who's been through similar or legally trained - I'd appreciate your thoughts?
  4. Layers used to get routine antibiotics each year and antibiotic pressure has stopped that. Whatever they've got will spread if you leave them. Knock them on the head. As said - water will help it spread if its disease. Wet area in the pen or drinker system. You can use low levels of disinfectants in the water - BioVX (same actives as Virkon S) at 1:1000 or BioClean Aqua at 1:10,000 are the 2 options - I tend to prefer the latter as I've seen results on each. Depends how you're water system is setup? Also, wet areas in the pen are bad if disease has started ?

Which vet do you use, they could diagnose that quiet quickly I think? Other one that springs to mind is ammonia burn, very rare in the UK and even rarer in young birds which should have very little ammonia build up around them. Definitely not born blind and easier to see as they grow?
  6. Mp's are there because the public ask them to be. If the public believe 11% is a joke then the review body got it wrong. I think I'm right in saying this is the same government that requested pay freezes and low pay rises from big business to curb inflation? Many of the UK public have seen no pay rise in 3 or 4 years ?
  7. Hi pinkella, welcome to PW. I may go on the day depending on weather, I haven't been before. Price seems fine, for me anything up to £15 is reasonable - if the public don't pay the store holder costs go up and they're having a hard time too so it's got to be in balance. What else could you go for £12 for a full days entertainment? How much is; A football ticket for 90 minutes A cinema ticket for 2 hours A day at Alton Towers The value seems good to me? Just personal opinion. To get people to these shows/fairs takes consistent, year on year, quality of stall holders attending and exhibitions in the ring. With the right blend of those two the twelve quid entry is a bargain. The issue with game fairs is people walking away and saying 'no gun shops, no cartridge suppliers, no shooting equipment' - they've become tailored towards the towny majority and there needs to be a fine line and a balance somewhere. Just my thoughts.
  8. I would try the Breckland Lodge? Nice carvery dinner at a decent rate, nice clean rooms, good breakfast, Not really a b&b but my place of choice in the area.

  11. Cydectin will develop resistance i believe and panacure doesn't kill all strains of worms. Will kill gape and the harder to diagnose variety will continue to flourish and cause issues.

  13. Yet support race tyres could with stand the sharp edges? After all that's been said if the fault is admitted as tyres then Pirelli, the teams and the FIA are negligent - of course they'll find an excuse. Bottom line, tyres not fit for purpose.
  14. And we've seen failures at other tracks + no issues in GP2 and other support races? The tyre doesn't do what it needs to = Pirelli fault
  15. Sack Pirelli and bring back Bridgestone - it'll make sure tyre supplier does a good job in future. Or 2 suppliers and team choice again.
  16. Tyre - seen it elsewhere, Silverstone may add more pressure but the tyre just hasn't got enough capacity to hold up against risk - anything more than normal strain and they pop. Racing shouldn't be restrained by tyres, it should be driver and machine. Tyres are part of that but we talk about them far too much now. Not a good advert for Pirelli

  20. Hi Teal, I'd like to thank you for taking the steps needed to keep PW safe and secure. It's a mature, responsible approach to keeping PW a great site. For those that are new and want to buy - just like any system where scams can be found, if you have someone that will vouch for you and has been a member long enough then they could do the buying for you on their account? If you know no-one on PW then I'm afraid it is a build up your reputation style system - and that seems right to me.
