Rosebank22
Hi guys I have seen some land for sale (5 acres for 36k) and would like to buy it for some clay traps and a the missus wants a small holding. Does anyone know if there are any type of loans out there I could look at to pay for it? There is no planning it is just a field. Thanks in advance Gary
guest1957
I would have thought borrowing from a bank secured with a charge by way of legal mortgage would be the obvious one...

HDAV
5 acres not really big enough IMO as you need 260m for safe fallout 7k an acre seems high Edited March 22, 2012 by HDAV
Bleeh
I'll be honest, if someone moans about you clay shooting on that land, you'd have to stop as you'd never contain every pellet on your own land, unless you where just doing rabbits or something, what HDAV says is very correct. Also, check the contract, people like putting stupid rules on selling land (Like they get a cut if you ever get planning permission, etc)
Rosebank22
Thanks for all the responses. I'll have to pop to the bank me thinks
Diceman
£7K / acre seems about right, holdings of that sort of size are very popular with the horsey type and land prices in general are at an all time high. Does it have water (natural or piped), good fencing and a decent road access? If so it is a bargain. If you can add all 3 you could turn it around pretty quickly and make a few quid! RC45
Stay away from land sold by Woodlands They have a Covenant banning shooting. You could try Gladwish although he seems to sell smaller plots now. 7k an acre is cheap if your buying less than 100 acres.
mfletch
Sounds cheap to me as a friend of mine has just sold her horse field of less than 1acre for 70K It may have something to do with change of use you just cant do what you want on the land
bobt
a 60acre field near me just made £9500 per acre, to a farmer, the ****** will pay lots for small 1 -5 acre plots. but they dont bother about planning.
sandspider
Stay away from land sold by Woodlands They have a Covenant banning shooting. Woodlands.co.uk don't ban all shooting - you can do pest control etc. You can't set up a clay shoot though due to noise reasons... I fancy a woodland myself. I fancy a woodland myself. Woodlands.co.uk usually sell small plots in larger woods, you will have tree-hugger neighbours who might object even if there isn't a covenant. Their sister site, forests.co.uk sells as an estate agent and you are more likely to find a "detached" wood. I sold mine through forests.co.uk, it was cleared for rimfire and Hornet, never had a single complaint about shooting there despite it being very close to a village. I thought they were the same company? Their website design and layouts were much the same...
