Fisherman Mike
Couple of questions for the Dom.HE's on here. I now there are one or two that might be able to help. 1. My immersion keeps tripping out. When I turn it on it runs for about 30 or 40 minutes and then trips out an I have to push the little button to re-set it. Its set to 65 the same as the cylinder stat which runs off the gas CH boiler. The element appears to be fine as you can hear it fizzing away when its turned on. 2. The Boiler is a wall mounted Ideal FF260 Its about 16 years old and probably on its last legs. I have had various bits replaced including several flue fans..the bearings seem to go very quickly. Its not worth throwing good money after it so I have decided to replace it in the spring. What's the best model/manufacture to replace it with without too much additional work. The current one has a 15mm copper gas supply entering bottom left and two 22 mm pipes at the top which I assume are flow and return ? or vent ? The CH circulation pump & divertor valve are along side the tank in the upstairs A/C. The current boiler is not very efficient I think its something like 70 % at best. Is there something which will just slip into its place with minor plumbing work. ? Some one suggested a Combi boiler replacement would this involve electrical work and extensive re plumbing...im hoping to keep the cost as keen as possible as we may move in summer next. Thanks for your replies in advance and happy Christmas.
LondonLuke
Suspect immersion has gone and is boiling top of tank. How big is the property? Edited December 24, 2013 by LondonLuke
Fisherman Mike
How big is the property? Its a four bed detached about 2400 ft2 over two floors.
Tim Kelly
Could be just the stat in the immersion, but likely the whole immersion needs replacing. Something like a 30KW boiler should do nicely for you. I like Vaillants. I suspect you'll almost certainly need a new, larger gas supply from the meter as well as the condensate pipework added. Agree with all of the above to be honest, as well as a proper flush out of the existing system and probably conversion to a sealed heating system. Fisherman Mike
Cheers...I suspect the immersion might need replacing so I picked up a spare and new thermostat at the same time. I've just tried to get the old one out of the top of the cylinder but it wont budge its been in since about 2007. I put an extension bar on the immersion spanner but the boss started to bend where its brazed to the cylinder. What's the best way to loosen the thread on the old immersion.....blow torch ?? Thanks. Sadly from experience a new tank , but you might get lucky with a blow torch but again I suspect it's a spray lagged tank. Why do these things always go wrong at the wrong time ? B725
Hacksaw blade and cut away the gasket it's a bit fiddley but it will come out easy when most of the gasket has gone and it will not damage the cylinder.

-Mongrel-
Right, to get the immersion out, put the water back on to the cylinder, the pressure will help support the tank. Put the spanner over the immersion heater and hit the handle of it with a hammer, preferably a club hammer. Support/hold the back of the spanner with your free hand when you hit it. This should break the seal and allow you to remove it. as soon as you have got it moving, turn the water off, open the taps and drain, then take the element out. You don't need to hammer it back in...but I always hand tighten, put the water back on and give it a couple of taps. Clean up the copper boss face on the cylinder until its shiny when you fit the new one. Edited December 24, 2013 by -Mongrel-
-Mongrel-
Whatever type of boiler you choose make it Worcester Bosch. Blackpowder Worcester Bosch Good boilers, but just edged in my professional opinion by the Vaillants. Tim Kelly also favours them I believe and he is also 'in the trade'. aga man
i am also a heating engineer although mostly aga/rayburn and not replacement boilers. i would normally agree with mongrel about the method on shifting the emersion but by the sounds of it the copper is close to tearing so probably best not to push your luck and cause a major problem. get a quote form a good heating engineer in the new year for boiler/system upgrade. a good guy would take you through the best options. don't rule out a combi as tim kelly says 30kw on larger gas pipe will supply nice hot baths and not too much extra plumbing involved. in the mean time i would say leave the immersion and heat the water with the boiler if possible. -Mongrel-
BE BRAVE! What's the worst that could happen? Well, other than tearing the cylinder and rendering it scrap, instigating an emergency replacement! To be fair, I have only torn one in 27 years. If the boiler still works though, maybe wait until the shops reopen! Add me to the list, virtually only boiler we fit. By the time you add the 'Approved Installer' extended 7 year warranty, unbeatable in my opinion.
