i wont contest it this year....but if it goes up again next year......i will ..as i pay upfront the full ammont at the beginning of the rental year..(there is a reason forthis)...so it means the landlord/agency gets the use of my money where as i dont......

There is, from when I did my law, a term for this. I think whatever the term this means that you must, by law, have the same "one period" notice to quit. So that is "one period" or one year. In fact I think it is called a periodic tenancy?

Back to the original question, if your landlord is on the wrong side of a high mortgage interest rate and given market pressures, the rent is going to have to go up I’m afraid. That’s said, if you pay on the button and are low aggravation chances are there’s a deal in there to keep you as a long term tenant because your landlord will be reviewing everything (including 1-4 above).

This in a nutshell as i have said in in other posts i have sold three properties and still own two and the one  is going in the new year   my sitting tenant hasn't had a rent increase in 5 yrs  only because it's   my niece and she looks after it but with the landlord's licence and aggravation that comes with it by the time you have paid your taxes and accountants and the upkeep of the property its not worth it as i have said i am coming up 70 so its time to spend and have some me time

Ah I forgot about the selective licence - £1k in round numbers. Just another tax and cost to factor in.
