Moreover, unlawfully gaining access to a tenant's property leaves a landlord wide open to 'and after he left I noticed my wallet was missing'. The best lies are half truth and half fiction. The landlord doesn't have a right to keys, nor can the tenant be requested not to change the locks Written notice can still be over turned by tenant if their reasoning is fair Checking the property on a weekly basis is in direct opposition to allowing "quiet enjoyment" as per HA Most of what you have decided to write into your contracts goes against the HA and isn't worth the ink it's written in. Landlords seem to think whatever they write into a TA is fine, but ultimately statute is paramount. You are allowed to choose tenants based on receiving benefits, assuming you are a landlord and not an agency I've taken the time to read your points, but again, my years in lettings tells me you're still wrong. Sorry mate. Edited to add - It's interesting the people on here who think that because they own the house they have a given right to have keys or enter whenever they like. I often wonder if these people have a mortgage and wouldn't mind finding their bank manager coming round to check how the house looks whenever they choose, or their car on finance and the finance company having keys to just run it round the block a few times whilst they are at work firstly it is not a house,, it is bedsits above our pub, we have a cleaner in every morning also we have key because we need to enter the premises on a daily basis, and also we inspect the property on a weekly basis, we do not enter their private rooms without their consent but 99% of the time there is never a problem us entering anyway as we only let them out to people we know well, Quote Link to comment Share on other sites More sharing options...

Spot on, the situation in hand is a lease not a licence, and unlike Evo, the landlord in question is not providing a service. Therefore the rights of entry are reduced. For an easy life - as you are doing - I would personally let her in (give her a set of keys if it pleases her (i would then change the lock again or show her they key working then do a key swap with another random key before she left), chat to her about a few bits and bobs that need doing then carry on with my life. Landlady has been, was here for about an hour tops, She had a cursory look around, asked if anything needed doing, and about the domestic appliances (still working / need changing?) We asked about decorating and the aforementioned minor alterations that we might like to do, And basically, we're going to work it out between us to replace the cooker hob and oven, have the worn out laminate in the kitchen replaced with tiles, at her expense, We can buy a couple of internal doors that we like and she'll pay for getting them hung and decorating wise we can do pretty much what we want. Ohh and I helped her get what she wanted out of the loft and gave her a set of keys, She's told us she's very happy with us as tenants, and asked us if we'd like to buy or continue renting, Sadly buying isn't an option as we can't get a mortgage, so she's happy to continue renting to us as long as we want to stay on.. The keys thing can throw landlords out as they feel locked out of there property especially if private landlord if she had used an agency they would have stated three sets of current keys. House was in good order, they asked if they could have a dog I said yes. All happy send them a christmascard each year job done. I've had bad tenants before and I inspected the house even month after 2 month to the 6 month point where I got rid. I have a spare set of keys, and insist on having a set, for my peace of mind, my FIL keeps an eye on the place if the tenants tell us they are away for a while.
