Before I retired I looked after several houses and cottages on a fairly large estate , we had a couple of isolated cottages in the woods and one of the tenant's complained about the smell these Bats were making in the loft space , I knew they had a protection order on them but not as much as I was due to find out ,I went to one of the local game fairs and they had a stall with Bat lovers on so I went and had a yarn , I told them they are more than welcome to take the Bats away and we would help in any way we can .

I arranged a meeting and this was where the start of the troubles began , two chaps and lady came out to have a look , they identified the Bats and then went into the loft space in a part where they could get into , they then found some of the female Bats were up the stick so they or anyone else could not touch them till the young can get about by themselves , well to cut a long story short , this took months rather than weeks and we had to take a fairly large section of the roof tiles off plus the felt and battens to get into the narrow areas of loft space , we then removed all the fibre glass as it stunk to high heaves and replace the whole lot with new  , we then covered it with plastic in case they got again , when all the work was done we then filled all the holes up on the gable end including the air bricks where they were getting in , time we finished the bill ran into four figures with the cost of the scaffolding and we funded the lot , would I had done the same if I had known what was involved , I have got my doubts but that was well over 20 years ago so things might had changed since then . I know something , they are very well protected .  MM

now you've identified bats and not started work you wont be doing any work soon i can tell you that.

its an offense to disturb a bat roost. Any area that 1 bat flies out of is deemed a roost, you need to contact youre SNCO and they are gona be way more into the bats than into your plans. given its a shed and not an inhabited dwelling you will have more chance getting the green light to work if the last pair of breeding pandas were in that shed.

leave it well alone dont "encourage" them to move on.

You need to build another shed for the bats to move into.  Encourage them to move in, then you can work on the old shed.

Used to work somewhere they had to put up a "Bat house" because they were knocking down some other buildings.

Think it was £20k +

This is so true ^ a farmer I know decided to do some renovations and build an upstairs room above is kitchen ,when he removed the old roof there were bats in there , well someone dobbed him in and it cost him £32000 in fines ,

he agreed to turn one of his out building into a bat house and got a grant for £3000 to help build it !

There is a beutiful little church in Norfolk with very very old wall paintings that were found under the lime wash that had to shut its doors as the hundreds ofbats were roosting on the ceiling and defactating all over the pews/floors./nave/alta etc....everywhere is covered in tarpaulins and the place stinks of rotting excrement....the stench is overpowing...

the dioce is un able to do anything until the bats leave...(which might be never)

Bat laws are INSANELY powerful
