  5. I don't think you doing anything wrong. Being a trades man for 30 years, most quotations would be unlimited free access during work hours. I have had keys and work alone in countless property over the years but most of my customers know me for years, think some might have tested me by leaving money and stuff about but I would of got 100% pass. a lot of people have said they prefer me to do the works rather than loads of different trades coming and going. I wouldn't trust anyone to have keys to my house having been in building game for decades I have seen what goes on,so only if you know the person would I leave them.

If it's 1950 ish house they would of just butted pipes together, these will be sorted up and could even be up the rainwater pipe. 1980 house was 1m x 1m hole filled with rubble and mixer wash ours so most likely solid. You need to consider putting on new soak aways all round, saturated ground is not good sign,is there run off from road spilling into your purchase.

Sheep at 200yards look like white dots,my dogs at 30yards are easy to make out which is which. No where near like thermal spotter
  15. You can buy a cove mitre jig for a few pounds and is easy to do. Cornice on kitchen units needs double compound mitre saw and some experience.
