That increase is perfectly fair and allowed. 2 years in so that's a 1.35% increase per year. If the landlord is a decent person have an honest conversation with them and try and agree a longer term at that rate. Do it before then having to try and barter a deal when your current one is about to lapse.

Issue is that on my 270 the wildcat Evo makes it quiet for me. The A-tec just does not seem to do anything. Main issue is if they are to just spontaneously go pop, why would they insure them. And with very little in the way of being able to put the fires out.. I know of people saying that more ICE vehicles catch fire but if you look at how many are on the road compared to elec, then it's always going to be a higher number. But maybe not a higher % etc.
