It supposedly cracked and caused a flood at 02.30 in the morning whilst the tenant was in bed 🤔🤔 I've never seen this happen 😳 🤔 I may be wrong though. bruno22rf Posted June 1 Report Share Posted June 1 Odd place for a cistern to crack, if the room is heated but the cistern is bolted to an outside wall ie with no wood betwixt the two then maybe cracking around the mounting holes could occur but surely not it this section? Recently looked around a kitchen with a plumber and we found the middle and lower draws were stiff. Upon opening them, they had been used as a ladder for the previous single female with one child to climb up to the top of the wall mounted storage. Some tenants will take the proverbial. I will be going today to investigate further today as it happened whilst we were away in Benidorm and we only got back yesterday evening. The picture is what the tenant sent. JKD Posted June 2 Report Share Posted June 2 The weakest and most common point for a cistern to 'crack' is from the fixing holes upwards. I've thrown many cisterns into skips, then thrown bricks at them and many don't break straight away. This particular 'occurrence' has been done on purpose. Stay calm and offer help,,,, be nice and take lots of photos of all the damage etc for the insurance company. Fix the main problem first and keep all receipts,,,, and take more photos 👍 As you say, if any of her contents are damaged she must claim off her own insurance. "Hello K&&& I am on holiday until tomorrow afternoon but I will pass you the plumbers number to ring have a look if you haven't got it." "The carpet is soaking. Electrics need checking for safety. I have plumber number but its really your responsibility to help sort this out" "What do you want me to do when I'm in Spain? If plumber can't get or he's busy I will see if Steve can help" Is there any wonder I'm sick to death of renting houses out. I'm fed up of all the excreta.
