  1. Yes I do, it nearly always is as well. (is it ever not?) That doesn't mean all gamekeepers would do the same.
  2. How can you make a curry without turmeric, cardamon, star anise, cassiah bark, garlic and ginger etc? You missed out most of the best ingredients not least the fresh coriander leaves. I made a curry this evening, and I put banana in it.
  3. The guy I asked to do one for me said he would not do it unless it went for reproofing and the timeframe and cost that involved would mean I wouldn't agree. That was the end of that conversation.

An order can protect anything from a single tree to all trees within a defined area or woodland. Any species can be protected, but no species is automatically protected by a tree preservation order.
  6. I would be very surprised if the solicitor had any idea whatsoever on what to do. You will of course need one for various things throughout the development but wouldn't look to one at this point for advice.
  7. Life will be easier if you remove the trees first and don't tell anybody why you are doing it. Nesting season at the moment but talk to arborists about the job. I am assuming these trees are in a domestic environment rather than agricultural. Either way, the planners will want to keep them protected or not. I would expect an ecology report to be required so check out bat population, likelihood of newts etc to have an idea where you will stand on that one. IIRC you will have to have an affordable housing element on a development that size, Community Infrastructure Levy, contribution to local playgrounds etc. You are going to need an architect at the very least and an experienced developer. Do not assume any of the people you enrol are competent and assume the planning department definitely isn't. You need to be on the ball yourself to keep tabs on what they are doing. Not sure what you mean by not for immediate sale, if it is the sale of the plot with planning then you need to protect your permission by making "a significant start" if it is the houses I would say sell the plot with the benefit of planning and let someone else take the stress.

  10. "The owner said it was OK for me to walk the dog here" I usually reply with mostly swear words but the gist of it being that it is my land, I have never seen you before and even if I had I wouldn't say it was OK to walk yourself on my land never mind a dog. But as I said, mostly swear words.

  12. I don't think so. Some people have side effects but many more don't. I had my AZ jab with no side effects at all and look forward to having the second one. I think I prefer to take my chances with the jab rather than with the virus. If I was less than 35 years old I might think different on that score.
  13. Haven't done it myself but a few folk have said it is much easier to get the mortar in using those big icing syringes made for the job.
  14. No. Blocked fuel lines somewhere is my guess. 4 cylinders are notorious for being bad starters but not all of them are, sounds like yours is a good starter but currently having fuel issues. Bad starting on the 4 cylinders is due to timing not being spot on, yours obviously is OK as it has been starting OK until recently so do not under any circumstance allow anybody to mess with the fuel pump timing.

  17. The wax oil will be fun to get off to paint it. Look on Frost Restoration site, they have good paint that will be suitable. POR15 rings a bell for such things.

I have heard of farmers shooting dogs but never heard of any doing it without very good reason. The way people think of their dogs these days they will be claiming they have a right to chase sheep and it is the farmers fault for putting them in a field in the first place.
  19. Sheep worrying is defined as any dog not on a lead or walking to heel (termed under close control I believe). It does not mean actively chasing sheep, wandering about taking no notice of the sheep does not mean it isn't classed as sheep worrying.

    Previous owner appealed the banding on my house, mostly on the grounds of a neighbouring property being on a lower band. Appeal was rejected and commented they were looking into the other property too. 😳

    Cheshire, but it shouldn't really matter. On the other hand the location makes a very big difference to the value, exact same house 20-30 miles away with better services could easy be worth a third less. Out of interest, what sort of money would yours be worth? Mine would be £6-650k at a push.
