But what is the going rate for a pond there is no fish or anything in it i would say it will be just short of an acer in size. No good for anything else but to shoot over so dose the price just go on the land size or is there a going price for a xyz sized pond ? figgy Posted October 2, 2015 Report Share Posted October 2, 2015 To many variables to put a price on it. If your interested speak to the owner and see what he/she wants for it and go from there. I know folk who pay a couple of hundred for quite large splashes and others who pay a lot more for smaller ponds in nice locations. From what you say it don't sound worth much, what you plan to do with it could have a bearing on it. Are you looking to buy or rent it, if rent be careful that your improvements don't put the future rent up as its then worth more. Get locked on for a number of years. An acre with a pond I would expect it be be priced 15-20k it would be marketed as a family escape with environmental and leisure interests. This one not to close to me You may have a couple of ways to get to the pond but without an access agreement you could have a pond and no legal access to it, same as " i shoot all the land around the pond and have done for 20 years. A 10 acre field very close to me was sold a couple of months ago for £50k an acre, just so the new owner could keep a few horses on it. countryman Posted October 3, 2015 Report Share Posted October 3, 2015 I have brought and sold land and it is getting a lot more difficult to buy now, If some one really likes what they are looking at they will pay what ever they can get there hands on. No one knows its for sale i sort of know the bloke and i know he is hard up and got nowt else to sell or any way of making a few quid so sort of mentioned it to him and he was interested. As soon as he employs a solicitor to do the legal stuff, he will be advised to get it valued if it seems cheap, so don't try to steal it.
