Price of land/pond

Right then i know the price of land changes depending on what it is and where . But what is the going rate for a pond there is no fish or anything in it i would say it will be just short of an acer in size. No good for anything else but to shoot over so dose the price just go on the land size or is there a going price for a xyz sized pond ?

It will not just be the cost of the pond you will have to consider, you will need access to the pond, access around the pond for anything you shoot that does not fall into the pond and i am sure there will be other things to consider.

To many variables to put a price on it.

 

If your interested speak to the owner and see what he/she wants for it and go from there. I know folk who pay a couple of hundred for quite large splashes and others who pay a lot more for smaller ponds in nice locations.

 

From what you say it don't sound worth much, what you plan to do with it could have a bearing on it. Are you looking to buy or rent it, if rent be careful that your improvements don't put the future rent up as its then worth more. Get locked on for a number of years.

Not that stupid horseshoe shaped fishing lake that is up near you surely?

You may have a couple of ways to get to the pond but without an access agreement you could have a pond and no legal access to it, same as " i shoot all the land around the pond and have done for 20 years. " if you fall out with the landowner or he sells you may have a pond stuck in the middle of a field and no way to access it.

Its got its own access and as its not owned by the farmer but it borders his land i have always got a way to it

Who knows the specifics here but, "i have always got a way to it" is not a term you will find in any bill of sale.

 

As peck said, just be careful you have legal access.

I have brought and sold land and it is getting a lot more difficult to buy now, If some one really likes what they are looking at they will pay what ever they can get there hands on. I have seen pieces of land that were land locked go for silly money. Ideally you want your own access to land that belongs to you.

If we come out of the EU will prices for land not crash as the large subsidies paid to landowners cease?

Regretably, the amount dwindles every year and, in the big scheme of things, the amount is negliagble and not even worth considering as far as land values are concerned.

The price will be whatever the owner sets for it.What's expensive today is cheap tomorrow. And I heard a rumour they are not making any more.

The owner might set a price, but it is worth what someone else is prepared to pay for it, if everyone knows it's for sale. Marginal utility + Price.

No one knows its for sale i sort of know the bloke and i know he is hard up and got nowt else to sell or any way of making a few quid so sort of mentioned it to him and he was interested.

As soon as he employs a solicitor to do the legal stuff, he will be advised to get it valued if it seems cheap, so don't try to steal it.
