I'm a capitalist, I understand that with the disappearance of a few farms another industry is able to expand and grow. I get that. But this is only good for our economy if they pay their taxes here. Are they paying their taxes? Yeah right! Peel Holdings ...... IoM tax haven ????

The worry would be a compulsory purchase could be used and now land down graded they won't have to pay as much for it.

 

I thought compulsory purchase could only be brought about through government type projects like rail and road? Being a country boy I'm so ignorant about this stuff.

Exactly. People are in fear of being left with devalued land that they might be forced to sell at a lower price.

 

The other aspect is that this huge development is just across the way from the farmhouse and there will be the constant noise of beeping from reversing artics all time of the night.

 

Finally, and in many ways more importantly, it's the principle of the thing. This business has targeted agricultural land due to it being cheaper to build upon. The acquisition of the land, however, is tricky for them. They have paid for land to be downgraded to dupe review boards and officials into seeing it as less important than it really is. It also threatens people to sell rather than be left with something far less valuable and paves the way for them to compulsory purchase at a rock bottom price.

 

As has been said by others in this thread, there is plenty of land that would be perfect for developments like this, it's just more expensive to prepare the land for development. Rather than dent their profits they are bullying small farming communities into selling up leaving the villages and towns empty and reducing the farming capabilities of Britain.

 

Fast forward 50 years and we will need to import all crops because the land (and the farmers) will be gone.

If it provides enough jobs and they say it will help the local community then central government will stick there nose in to purchase land.

My take on this is that if SOMEONE has already downgraded the quality of the land then the process has gone already. Apart from what I think about this I see your farm as a rabbit and there is a dangerous predator out there. I think that the truth of the matter you have outlined in the op #1 post in this text >>

If this is the case I don’t think that those on the position will reverse this action just because of a few signatures on a petition from all over the UK, just to speak up against any decision.

I do hope that I am wrong but the local councils just seem to do as they please unless they are really held up by legal representation, which cost a lot of money.

Essentially, Grade 1 land is capable of growing the best yield and quality of crop. Grade 3B, a lot less / worse. BUT... crucially the right to build on land becomes far more easy as land drops from Grade 1 to 2 and then onto 3A and 3B etc.

 

So, big business (who in this case wants to build a massive logistics and transportation depot oop-norf) has >>>>>twisted some arms and greased some palms to get this prime agricultural land regraded so they can build on it. <<<<<

Have just signeed. I live in old roan and the area should not be built on. Schools are over subscribed. Traffic is a nightmare of a morning. And as op said land is a flood plain. The whole community is a gins all of peel holdings proposals. Something very under hand happened there.

My brother has just bought a house on the area also. 1 week no proposal when he did all his area checks (he works in urban planning) the next multiple proposals from peel have been submitted. Britain needs to start redeveloping existing land not building on green belt just cos it's cheaper to do
