House building has been declining since they came in. Developers will build enough houses to keep demand high, thats how the market has been allowed to develop. The 1m plus net migration under the Tories and now continued under Labour, ensures we have housing shortages built in for decades to come. JohnfromUK Posted Monday at 09:31 Report Share Posted Monday at 09:31 To build houses, you need; The site The materials The infrastructure (for new sites but also infrastructure spare capacity for 'fill ins') The workforce and equipment The site can (albeit with political cost as people will be upset locally) be 'forced through' by planning law changes which I think is already under way? Sites can also (under present rules) be 'compulsory purchased' by councils(?), but again - it's not (now) a quick and easy process. The materials will be a problem. Much would need to be imported and shortages will drive prices up (they have already I think risen faster than inflation). Making bricks, concrete, tiles etc is VERY energy intensive, and wood is in worldwide short supply. The infrastructure will generally be a problem. Many parts of the country are already short of electricity supply capacity (as is the country as a whole), foul water drainage capacity and transport, schools, medical facilities are in many places 'full/overloaded'. Fresh water is also short in some areas in summer. IF modern new builds ate to be 'all electric and with charging capacity for electric cars - this is just not within present generating capability. Here in Cornwall the people are complaining that they can't afford the housing we already have so building more won't help. Hundreds, maybe even thousands of private landlords have jacked it in because of changes in the law and more on the way.
